Whether you are looking for a homeowners’ association with community pools and lawn care, or a FEE FREE neighborhood that allows you maximum flexibility in how you use your property, Venice East could be the location for you.
Fourteen subdivisions make up the area known as the Venice East Corridor, with the original section carrying the official name of “Venice East.”

THE ORIGINAL VENICE EAST is one of the few non-deed-restricted/non-HOA neighborhoods in Venice, Florida that also enjoys public water and sewer. This community allows children to have trampolines, swing sets, and other desirable family lifestyle amenities that most, if not all, HOA communities will not allow. Since Sarasota County sets the restrictions for Venice East, there is much greater flexibility for a homeowner to make decisions regarding their property. Fence height can be as high as 8 feet. Roof types, landscape, and paint colors are plentiful. Additions, sheds and custom driveways are options that many homeowners chose. Would you like the option to enjoy an uncaged in-ground or above ground pool? The Original Venice East is your oyster.
According to SC-PA.com ( Sarasota Property appraiser ), there are 842 single family home sites that were mostly built in the Venice East Corridor during the 1960's through the 1980's. Additional homes have been built since then, including the most recent in 2019. Most have 2 and 3 bedrooms, and a few have 4 bedrooms. You'll find single carports to 3 car garages, with most homes having a 1 or 2 car garage. Most lot sizes are close to a quarter acre (give or take 1,000'). There are currently 326 pool homes with more being added each year.
A little known secret about the original Venice East concerns the street directly behind Venice East Golf Course. That street is appropriately named Golf Club Lane. This street has its own community name, which is Venice Country Club Estates. This is the 14th VEC community, as mentioned earlier. It has no mandatory HOA and is governed by Sarasota County like the Original Venice East.
The following Venice East subdivisions all have Home Owner's Associations with a varying degree of amenities and restrictions. All can be accessed from Venice East BLVD.
They are Chestnut Creek, Lake of the Woods, Jacaranda Lakes, Park Estates, Grassy Oaks, East Village, Quail Lake, Meadow Run, Willow Springs, Heron Shores, Heron Lakes, and Village Run.
For the many Venice residents who do not want to be in a deed restricted neighborhood with a homeowner's association that guides their actions, the city water, city sewer, and option to drive their golf cart to Venice East Golf Club are only the beginning of what draws them to the original Venice East.
A 10 to 15 minute drive gets you to several Gulf Coast beaches. Coming soon is a straight drive or bike ride down Venice East Blvd to Manasota Beach. Walk, jog, skate board, or bike ride to our local dog park where there are also tennis courts, basketball, and a playground. Just minutes south on 41 gets you to Wellen Park and minutes north to Venice Island.
Although many of the home values in Venice East are in the $400,000 to $500,000 range, this is where you can still get into the Venice real estate market with a single family home for under $400,000 and occasionally even under $300,000. Pets are welcome. You’ll meet plenty of dog loving neighbors by simply walking your fur baby through the neighborhood. You’ll also see a plethora of home improvement projects on any given day throughout the community as our older homes are being given new life for a new generation. You can even walk or ride your bike to Home Depot, Bealls, Snowbirds Restaurant, Jacaranda Library, Publix and many other favorite stores and restaurants.
Many properties also have room for an RV pad or boat parking.
For young families to retirees, the original Venice East is one of the non-deed-restricted gems of Venice.
